JPMorgan has downgraded Rollins Inc. to Neutral from Overweight, lowering its price target to $45 from $70 as weakening residential demand and slower-than-expected profitability improvements cloud the company’s near-term outlook.
The investment bank said that while Rollins maintains an attractive long-term business model, current operating conditions have reduced the stock’s near-term risk-reward profile. Management’s latest investor day highlighted growing uncertainty around residential customer demand, leading JPMorgan to adopt a more conservative stance.
The primary concern centers on slowing residential demand, particularly among businesses that rely heavily on digital marketing, online search, and inbound customer inquiries.
According to management, demand patterns have become more volatile than at any point in nearly a decade. While customer retention remains healthy, the flow of new customer leads has weakened, reducing growth in residential services.
Management also noted that evolving artificial intelligence-powered search platforms may be influencing customer acquisition patterns, although the overall impact remains difficult to quantify.
The slowdown weighed on second-quarter results, with residential organic growth moderating to approximately 3.6%.
JPMorgan also reduced its profitability outlook after management lowered expectations for incremental EBITDA margin expansion.
The brokerage now projects adjusted EBITDA margins of approximately 21.9% in 2026 and 22.2% in 2027, reflecting a slower recovery than previously anticipated.
Rollins entered its busiest operating season with staffing and cost structures designed for stronger revenue growth. As demand softened, profitability came under pressure because operating expenses remained elevated relative to revenue growth.
Management expects margin improvement to strengthen later in the year but acknowledged that the recovery will likely occur more gradually than originally planned.
Despite weaker residential activity, several areas of Rollins’ business remain resilient.
Recurring revenue streams and relationship-driven brands, including HomeTeam and Fox Pest Control, continued delivering relatively stable performance compared with businesses that depend more heavily on inbound customer acquisition.
The company’s high customer retention rates also demonstrate the recurring nature of pest control services, providing an important source of earnings stability during periods of slower demand.
This recurring business model remains one of Rollins’ primary long-term competitive advantages.
Following the downgrade, JPMorgan reduced its financial projections for both revenue and earnings.
The firm now expects revenue growth of approximately 8.7% in 2026 and 8.4% in 2027, while lowering adjusted earnings-per-share estimates to $1.17 and $1.26, respectively.
Although these forecasts represent slower growth than previously expected, they continue to indicate positive long-term expansion supported by recurring customer demand and disciplined acquisitions.
JPMorgan’s downgrade reflects growing caution surrounding Rollins’ near-term operating environment as softer residential demand and delayed margin recovery weigh on earnings expectations. While the company continues to benefit from strong customer retention, recurring revenue, and a resilient pest control business model, investors are likely to remain focused on demand trends, customer acquisition, and profitability improvements over the coming quarters. Rollins’ long-term growth strategy remains intact, but near-term execution will be closely monitored as market conditions evolve.
